What information can bidders get about a property? - As well as standard Home Information Pack's, the buyers solicitor obtains a survey of the value of the property for mortgage purposes and it's general condition with a snagging list giving estimated costs of essential repairs. This is visible to all buyers before the auction. The cost of the survey is paid for by the successful bidder through the buyers premium (currently set at [£1,000]).
Can I get a mortgage? - A bidder should obtain a mortgage certificate from a lender before entering the auction. In many cases the house will already have a mortgage valuation if bidders have requested this before the auction. A Deposit of 10% of the purchase price is required, this can be provided in cash or can be covered by an exchange bond. Ask your mortgage lender to explain the funds you have available and what you can bid up to at the auction. Remember to take into account the buyers premium and any charges for Buyers solicitors costs and any fees to the mortage company. Your buyers solicitor will explain after the auction what you have to do and will check that you have the funds to exchange and complete.

Viewing weekends are displayed on your My-Move Calendar which is visible to all registered bidders for your property, so its easy to arrange.

How much do you charge or is charging obtained through commissions? - How much do you charge or is charging obtained through commissions? - Get Set 2 Move charges the seller half a percent of the final selling price. There is also a buyers premium fee of £1,000 (which is used to pay for survey fees). Any other costs such as HIP's and legal costs are indicated in the illustration of charges provided.

They operate under Law society rules obliging them to act in the interest of the buyer and to carry out necessary independent inquiries on behalf of all bidders, before the auction, in order that parties may move swiftly through the legal process after the auction. All bidders make a contract with Get Set 2 move and in exchange for the benefits of seeing all this information, when they finally emerge as the successful bidder in an auction and go on to buy the home, they agree to pay the buyers solicitor and surveyor charges (for that property only). This approach dramatically reduces the cost of bidding for property as you don't pay unless your bid is successful. A bidder of course has the right to choose their own professional advisors, but must still pay all the contracted cost obligations

A building condition report with snagging list and costed repair estimates plus a Home Information pack is provided. We also have a buyers solicitor who reviews the answers provided by the sellers solicitor. All this information is available before the auction. At that stage if you are prepared to offer a good price you can Buy before auction by contacting offers@getset2move.com . However the auction start date remains in place so don't leave it too late. You will need to have exchanged contracts before the start date of the auction and all contracted costs incurred are still payable.

Is my money safe? - Your money is kept in Client accounts and all money is accounted for by an independent solicitor representing the buyer and a different solicitor representing the seller. The auctioneer holds the deposit as stakeholder also in client accounts. Get Set 2 Move is registered with the Ombudsman for Estate agents. We hold Professional Indemnity Assurance covering the advice we give to our clients and we take our responsibilities very seriously to provide an honourable and ethical service.

To meet your obligations under the auction conditions, the auctioneer must within seven days from auction close receive the deposit of 10% of the purchase price in cleared funds. The Buyers solicitor will take you through this process. If your money is tied up in another property or in investments, we can instead accept an exchange bond for the value of the deposit.

Our appointed Buyers Solicitor has arranged with [name of mortgage Lender] that they will accept a mortgage valuation on the property provided by the appointed independent surveyor:- [name of panel surveyor]. This allows you to know before entering the auction how high you can bid. The mortgage value is not the same as the market value, so some buyers who have more more cash and particularly like a property may choose to bid more. If you would like to use a different lender check with them first to determine if they are prepared to accept the existing survey carried out by [name of panel surveyor] or whether they can still process the survey and application in time for the completion date.

Who provides the photos? - If you have a digital camera, send us a photo of the front view of your property. Some rooms are difficult to photograph but send us the photos through our website and we will choose the one's that look best. We also need photos of the gardens and any good views that can be seen from the property. If you don't feel confident to take these photos perhaps a friend or relative could take them and help you upload them to our system. Failing that we can send a photographer to take some, although there will be a charge. Remember a little time taken to De-Clutter rooms, tidy up the garden, move a neighbour's car, before the photo could be worth a lot of money on your sale price. Do you offer a "Buy it Now" price - GS2M set out to De-Risk the Auction process for both buyers and sellers. A building condition report with snagging list and costed repair estimates plus a Home Information pack is provided. We also have a buyers solicitor who reviews the answers provided by the sellers solicitor. All this information is available before the auction. At that stage if you are prepared to offer a good price you can Buy before auction by contacting offers@getset2move.com . However the auction start date remains in place so don't leave it too late. You will need to have exchanged contracts before the start date of the auction and all contracted costs incurred are still payable.
When do I have to pay? - If you are the successful bidder at the auction you will need to pay within two hours a buyers premium fee (currently set at [£1,000]) to the auctioneer using your credit or debit card through the GetSet2Move / World Pay payment facility. This fee goes towards survey fees incurred. To meet your obligations under the auction conditions, the auctioneer must within seven days from auction close receive the deposit of 10% of the purchase price in cleared funds. The Buyers solicitor will take you through this process. If your money is tied up in another property or in investments, we can instead accept an exchange bond for the value of the deposit.

Who arranges the HIPs? - The Sellers solicitor manages the content and quality of the standard HIP's documents. These are paid for by the seller. The buyers solicitor obtains answers to the standard questions and raises any issues with the sellers solicitor. The aim is to provide an exchange ready contract for all bidders to see before the auction begins.

Who owns Get set 2 move? - Get Set 2 Move is a private limited company registered in England. There are two directors, Raymond Calverley and David Bolton. Raymond has over thirty five years experience as a company director, in senior management and business development roles and has worked with Dave on a number of projects in the software sector over the last fifteen years.
